Overview of the Destiny USA/EPA Region 2 Memorandum Of Understanding

Destiny USA, the 800-acre resort, slated to open in Syracuse, New York, will be the largest man-made structure on earth. Designs for the $20 billion complex include 1,000 shops and restaurants, 80,000 hotel rooms in 12 high-rise towers, a 40,000-seat arena, performance theaters, and a 200-acre climate-controlled recreational biosphere......
Phase 1: an 1,300,000-square-foot (121,000 m2) expansion of the 1,500,000-square-foot (139,000 m2) Carousel Center,
Phase 2: 38-floor, 1000-room hotel
Phase 3: 350,000 square feet (33,000 m²) of leasable retail space, possibly replacing the existing mall's parking garages
Additional Plans, which currently include over 4.5 million square feet (400,000 m²), consist of hotel space(79,000 room hotel), an indoor aquarium, a water park, an indoor recreation of the Erie Canal (originally planned for inclusion in phase one, but now on hold indefinitely[4]), a stadium and performing arts center, three golf courses, a 100 acre (400,000 m²) indoor park, and a 20 acre (80,000 m²) artificial lake. Research and Development Park (1 million sq. ft.) in the town of Salinas, approximately four miles north of the mall location.
작년 11월에 론칭해 진행 중인 Destiny USA는 나이아가라 폭포, 천섬(Thousand Island)으로 가는 교차로에 위치해 있으며, 가을엔 단풍 관광이나 겨울엔 스키를 타는 관광객에게 잠시 쉬어가는 지역으로 적격인 곳이다. 가까운 거리에 Finger Lake호수가 있고 주변에 Winery들이 많고 뉴욕주에서 가장 많은 와인을 이곳에서 생산한다. 이곳 와인이 독특하고 맛있기로 유명해서 애주가 빌 클린턴 대통령이 8년 임기 동안에 2번의 여름 휴가를 시라큐스 근교의 Finger Lake at Skaneateles에서 보냈을 정도로 애착을 가졌던 곳이었고, 빌 클린턴 전 대통령은 퇴임후 Skaneateles 호수가에 별장도 구입한 것으로 알려졌다. 또한 2000년 힐러리 클린턴이 뉴욕주 상원의원에 당선된 이후엔 뉴욕 업스테이트에 업무상 방문이 많아졌고, 그녀는 매년 여름 시라큐스에서 열리는 New York State Fair에 남편 빌 클린턴 전 대통령과 함께 방문해 이곳 주민들과 즐거운 시간을 보낸다.

동쪽으론 알바니(Albany), 서쪽으론 로체스터(Rochester), 남쪽으론 빙햄턴(Binghamton), 북쪽으론 천섬(Thousand Island)이 있는 업스테이트 뉴욕의 중심에 위치하고 있어 Central New York (CNY) 이라 부르기도 하는 Syracuse는 NYC(Manhattan)까지 4시간반 가량 떨어져 있고 뉴욕시(Manhattan)과 나이아가라 폭포(Bufallo)의 중간쯤에 위치하고 있다.

미국 최고의 행정 대학 Maxwell School, http://www.maxwell.syr.edu 으로 알려진 시라큐스 대학에는 세계 각국의 국왕, 대통령, 총리 등 유력한 정재계 인사(가족)들과 많은 고위 공직자들이 이곳에서 공부한 것으로 유명하다. 현재 UN, World Bank, IMF 등 전세계 행정 요직에 포진된 맥스웰스쿨 출신의 명성은 대단하다. 작년 Microsoft사 Bill Gates 회장과 함께 Four Seasons Hotel(특급호텔)을 공동 인수한 중동 최고 재벌 Al-Waleed bin Talal 사우디 아라비아 왕자도 Maxwell School 출신으로 Destiny USA에 대규모 투자를 검토 중인 것으로 알려져 이에 대한 관심이 집중되고 있다. 그는 세계 최대은행 시티그룹(Citigroup)의 개인 최대주주이기도 하다. 본 프로젝트의 공사대금은 시티그룹(Citigroup)과 리만브라더스(Lehman Brothers)에서 인수에 관한 협의가 오가고, 그외 도이치 은행(Deutsche Bank) 등 세계적인 금융 기관들의 평가에 따라 Construction Loan을 받을 예정이다.

전미부동산중개인협회(NAR) "뉴욕주 시라큐스 12월 주택판매량 1년전보다 11%상승!"
The NAR pointed to Syracuse as an example of a healthy real estate market that is bucking the national trend of falling prices and slower sales.The number of home sales in greater Syracuse increased 11 percent in December 2007, compared with December 2006. That contrasts with a 22 percent decline in sales nationwide. "Here in Syracuse, we didn't ride the wave of appreciation and multiple offers and frenetic bidding to the extent that many other areas of the country did during the big run-up from 2000 into 2005," said broker Jeff Roney, of Keller Williams Syracuse. "Now a lot of those markets that were highly speculative are really significantly down, and we're holding our own." The Real Estate Market in Central New York is Healthy. Home Prices are still climbing because of Destiny USA Project. If the predicted 40 million annual visitors trek to Destiny USA, it would make the mall a more popular destination than Disney World in Orlando, Florida.
